Pilih Firma Profesional Yang Tepat

Pasti kamu bingung, apa langkah pertamanya? Gampangnya, kamu riset saja dulu di internet; tapi, ingat-ingat bahwa riset ini harusnya lebih dari Cuma ke Google dan lihat-lihat properti yang kamu senangi. Kamu perlu agen real estate yang bisa kamu percaya.

Pilih Agen Yang Tepat

Kalau sudah pilih perusahaan yang tepat, kamu bakal perlu berbicara dengan seorang agen. Tergantung dari agennya, ini bisa berhasil baik atau buruk. Biasanya, ini tergantung juga dengan firma agen tersebut, karena agen biasanya mewakili integritas, etika, dan standar perusahaannya. Jadi bagaimana caranya memilih agen yang memenuhi keperluanmu?

Jangan merasa tertekan untuk membuat keputusan yang membuat kamu merasa gelisah sedikitpun. Ada puluhan perusahaan real estate, dengan ratusan agen di Bali yang bisa kamu pilih, dan seharusnya kamu tidak merasa enggan untuk menolak siapapun dari ratusan orang ini.

Kamu perlu merasa nyaman bekerja sama dengan agen yang kamu pilih. Kalian perlu bisa bersinergi dan bersetuju dengan satu sama lain pada keputusan-keputusan yang kamu hadapi agar kamu bisa mencapai tujuanmu dengan cepat dan mudah.

Cari agen dan firma yang memberi kamu nasihat dan mengarahkan kamu ke tujuan yang tepat, terutama saat masalah harga, lokasi, dan struktur kepemilikan tersangkut. Seharusnya mereka yang mendengarkan keinginanmu, bukan mengejar komisi yang sebesar-besarnya.

Tanya saja teman-teman dan kenalan-kenalan kamu soal pengalaman mereka sendiri. Ikuti blog, dan tanya-tanya di forum online. Kalau banyak yang rekomendasikan satu firma, lihat saja apa mereka benar, atau tidak?

Apa Kamu Disambut Dengan Baik?

Google pasti akan menunjukkan ribuan hasil dari pencarian “Bali property”, “Investasi di Bali”, atau lainnya. Tapi, saat kamu memulai komunikasi dengan agen, responnya seperti apa? Cepat atau lambat? Balasan otomatis atau dari agen beneran? Emailnya model copy/paste atau pribadi? Bagaimana nada suara mereka di telepon? Sambutan mereka saat kamu masuk kantornya bagaimana?

Intinya: Menurutmu, setelah berkomunikasi dengan mereka, apakah mereka cukup ramah dan profesional untuk bisa kamu percayai dengan uangmu?

Tentukan Sahnya Apa Agenmu

Memilih notaris atau pengacara bisa sulit sekali, apalagi saat banyak dari mereka di Bali yang suka membengkokan hukum agar mereka dapat hasil yang cepat. Pastikan bahwa notaris atau pengacaramu bisa membimbing kamu dengan benar; sama seperti sebelumnya, tanya kenalanmu, baca blog.

Pengacara bisa sangat membantu kamu dalam mengamankan transaksi untuk kamu sebagai seorang pembeli, tapi tidak selalu perlu. Beberapa transaksi kecil bisa dijalankan dengan mulus hanya dengan notaris saja. Ingat, agen kamu biasanya akan memberi kamu beberapa pilihan untuk notaris atau penacara.

Proses Transaksi

Setelah memilih agen yang benar, lalu dia menemukan properti yang tepat untukmu, dan harganya sudah disetujui, kamu akan diberi Akta Jual Beli yang perlu ditandatangani oleh si pembeli dan pejual. Di Akta ini, perjanjian dan kondisi penjualan harus tertulis dengan jelas dan kamu sendiri harus bisa mengerti artinya.

Contohnya, seharusnya ada tertulis jumlah deposito yang diperlukan dana kun yang perlu ditujui. Apakah nanti ada komitmen pajak yang perlu dipenuhi? Kamu perlu survei propertinya? Kalau menurutmu ada hal-hal yang kurang jelas, jangan sungkan atau ragu untuk bertanya dan minta diganti Aktanya.

Biasanya, pembeli akan perlu membuat satu down payment (DP) dari harga yang sudah disetujui, yang akan dipegang oleh si notaris atau agen untuk sementara. Keseringan, DP ini sekitar 10% harga yang disetujui.

Ridwan Jasin Zachrie

Ridwan is one of Indonesia’s top executives with a long and illustrious career in the financial world. He holds several professional certifications including being a Certified Business Valuer (CBV) issued by the Australian Academy of Finance and Management; Broker-Dealer Representative (WPPE); and The Directorship Certification for Directors and Commissioners, issued by the Indonesian Institute of Commissioners and Directors.

His experience includes being the Managing Director at one of the top investment banking groups in the region, the Recapital Group, the CFO at State-owned enterprises in fishery industry and the CEO at Tanri Abeng & Son Holding. He’s also been an Independent Commissioner in several Financial Service companies and on the Audit and Risk Committee at Bank BTPN Tbk, Berau Coal Energy Tbk, Aetra Air Jakarta as well as working for Citibank, Bank Mandiri and HSBC. His last position was as CFO at PT Citra Putra Mandiri – OSO Group.

Per is the Managing Director of the Seven Stones Indonesia (SSI) Jakarta office and has more than 25-years’ experience in Indonesia, China, and Western Europe. He previously worked in senior management positions with Q-Free ASA, Siemens AG, and other companies in the telecom sector. Over the last six years, he has been the Chairman of the Indonesia-Norway Business Council (INBC) and recently become elected to be on the board of EuroCham Indonesia.

His most recent experience is within Intelligent Transport Solutions (ITS), Telecom, and other sectors within the Indonesian market. He is today through his position in SSI and by representing Norway Connect, promoting Nordic and European companies that would like to explore business opportunities in the Indonesian market.
